Chase Mortgage Recast Calculator
Chase says there is no minimum amount, and also says a recast after a small principal reduction will not significantly lower your payment. On a $300,000 loan at 4.5% with 25 years left, $5,000 lowers the payment by $27.79 a month, and $50,000 lowers it by $277.92.
The calculator below works out your own number. The published rules follow it, opened on 2026-10-18.

How much a lump sum lowers your payment
With no minimum, the useful question is how big the payment needs to be. This table uses a $300,000 balance, 4.5% and 25 years left, a current payment of $1,667.50 (principal and interest). It leaves out escrow and any fee.
| Lump sum | New payment | You save a month | Share of payment |
|---|---|---|---|
| $5,000 | $1,639.71 | $27.79 | 1.7% |
| $10,000 | $1,611.91 | $55.58 | 3.3% |
| $25,000 | $1,528.54 | $138.96 | 8.3% |
| $50,000 | $1,389.58 | $277.92 | 16.7% |
| $100,000 | $1,111.66 | $555.83 | 33.3% |
The payment falls by about the lump sum divided by the balance, so each $10,000 on this loan takes off about 3.3% of the payment. The guide on how much a recast lowers your payment has tables for other loans.
Steps for a recast
- Make the extra principal payment.
- Call your servicer to discuss the recast, and ask for the fee and the timing in writing.
- Sign the recast agreement.
- Check your next statement for the new principal and interest payment, and for the escrow amount.
Chase says a recast does not increase the interest planned when the loan was made, but it reduces or eliminates the interest you would have saved by making extra principal payments. If the lowest total interest matters more than a lower bill, compare the two paths in recast vs extra principal payment.
Frequently asked questions
Does Chase charge a fee to recast?
Chase does not list a fee amount on its recast page. Chase's recast page shows an example with no fees, and a disclosure on the page says fees may apply. Ask what the fee is on your loan before you send money.
Is there a minimum payment for a Chase recast?
Chase says there is no minimum amount. A small payment still changes little, as the table above shows.
Can I recast an FHA, VA or USDA loan with Chase?
Chase does not allow recasting of FHA, VA or USDA loans. Ask your servicer if you are unsure which type of loan you have.
Will my total monthly bill drop by the amount the calculator shows?
Only the principal and interest part is lowered. Chase says the escrow part of your payment can still change after a recast.
Can I recast again later?
Chase says that if you pay down principal again later, you could be eligible to recast again. Fees and rules can differ then, so ask again.
Does a recast save as much interest as paying extra and keeping my payment?
No. Keeping the old payment on a smaller balance ends the loan sooner. See the recast vs extra principal payment guide for the numbers.
