What the lender page says

The CFPB says that after the draw period ends you stop being able to borrow from your HELOC and enter the repayment period.

The CFPB says monthly payments are often significantly higher once you enter repayment.

The calculator treats the whole amount as drawn on day one and the rate as fixed. Real plans draw over time and most have a variable rate, so use it as a planning figure and confirm with your lender. For the formula behind the repayment payment see how to calculate a recast payment.

Frequently asked questions

How is a HELOC payment calculated?

In the draw period, interest-only means balance x rate / 12: $50,000 at 9% is $375.00 a month. In repayment the payment is the standard loan payment for the balance over the repayment years: $449.86 over 20 years.

Why does the payment jump when repayment starts?

The payment starts to repay principal as well as interest. On the example it rises from $375.00 to $449.86. A 10-year repayment period raises it more, to $633.38.

What if my rate changes?

The calculator holds the rate fixed. When the rate moves, use the new rate and your current balance: the table above shows how a point of rate changes each payment.

Does my plan require interest-only payments?

Not always. Some plans set a minimum payment based on the balance. Read your agreement for the minimum payment, the draw period and what happens when it ends.

How do I get the repayment payment in a spreadsheet?

Use =-PMT(rate/12, years*12, balance). For the draw period use =balance*rate/12.
